RCC pile or raft foundation shall be provided for multi-storey blocks to ensure strength, stability, and suitable load distribution for the entire structure.
The superstructure shall consist of framed RCC construction with brick partition walls in cement mortar, ensuring durability and efficient space planning.
All beams, lintels, slabs, columns, and similar structural members shall be in reinforced cement concrete, designed for strength and long service life.
All door and window frames shall be of Malaysian wood, Salwood, or any other suitable wood and painted. The front door shall be 30/35 mm thick flush door with teak ply veneer or panelled door with styles, rails, and teak ply panels, polished on the outer face and painted on the inner face. Internal doors shall be plain flush or panelled doors and painted. Windows shall have wooden glazed shutters and painted finish.
Tile flooring shall be provided in all rooms, verandahs, and balconies. Kota stone flooring shall be used on staircases and lobbies for durability and ease of maintenance.
All internal walls and ceilings shall be plastered with cement mortar and finished with P.O.P. or white cement putty. Final finish shall be oil bound distemper or colour wash, as applicable.
The external facade shall be treated with Bakelite Hylam's heritage finish or any other suitable treatment to provide a neat and aesthetically appealing exterior appearance.
Ceramic flooring with matt finish shall be provided in bathrooms and toilets, with glazed wall tiles up to full wall height in bath and toilet areas and up to 900 mm height in W.C. area. White PVC or ceramic fixtures, mirror, chromium plated fittings, and concealed plumbing shall be provided.
Ceramic matt finish flooring shall be provided in the kitchen. Granite stone working top with glazed wall tiles up to 600 mm height above the counter shall be provided. A stainless steel kitchen sink shall be installed. No cabinets shall be provided.
Copper wiring in concealed PVC conduits with MCBs shall be provided. No fixtures such as geysers, bulb holders, and similar accessories shall be included unless otherwise specified.
