Technical Specifications
The following specifications describe the intended materials and workmanship. These are tentative and subject to technical review and change. No claims will be entertained on account of subsequent modifications.

| Superstructure | RCC in columns, beams, lintels and roof slabs, designed for earthquake resistance. Walls in brick work with cement mortar. |
| Door / Window Frames | Hard Marandi wood frames. Provision for future jali shutters for external doors & windows. |
| Door / Window Shutters | Door shutters: Flush door shutters with commercial veneering on both faces and painted. Window shutters: Ghana teak wood, fully glazed and enamel painted. |
| Flooring | Vitrified tiles in bedrooms, living room and kitchen. Matt ceramic tiles in toilets. |
| Kitchen | Jet Black granite working top with glazed tiles up to two feet height on walls above the working counter. Stainless steel kitchen sink. No kitchen cabinets provided. |
| Toilets | Glazed tiles on walls up to full height. White glazed wash basin and water closet; C.P. fittings with concealed plumbing. |
| Electrical | Copper wiring in concealed PVC conduits with MCBs. No light fixtures, geysers or fans will be provided. |
| Niches | Niches for wardrobes in bedrooms shall be provided wherever feasible. |
| Wall Finishing | Internal walls and ceilings plastered with cement mortar, provided with white cement putty and finished with oil-bound distemper. |
| External Façade | Cement plaster with weather-proof Snowcem / paint application. |
| Roof Water Proofing | Brick-bat coba on terrace. |
