11.88-acre of land was procured in the year 2004 and the housing scheme has been planned in two phases. In Phase-IIA, 140 dwelling units have been planned. Contracts were earlier awarded on two occasions, but due to various reasons and court cases, the contractors could not complete the work and the contracts had to be terminated.

A fresh tender was awarded in the first week of June, 2015 and the work has been completed. Electric power connection has been obtained. Connection for water supply and sewerage is complete. Draw for specific allotment of dwelling units was held on 02-06-2018 at Chennai. Results were uploaded on the IRWO website. 130 dwelling units have been handed over.

In Phase-IIB, 161 dwelling units have been planned. Building plans were submitted to Chennai Metropolitan Development Authority (CMDA) in the month of May, 2015. Building plans for 161 dwelling units have been sanctioned by CMDA and Municipal Authorities. For the 9 blocks, work is in progress at superstructure level. All roofs have been cast. The Community Centre building is 80% complete and is to be used by both Phase IIA and Phase IIB residents.

A turnkey tender including transfer of land, for construction of single storied houses, was opened on 17-03-2016. LOI issued on 28-06-2016 was accepted on 30-08-2016. Building plans and structural drawings have been approved for 71 dwelling units.

Construction of 69 dwelling units has been completed. Total 69 dwelling units have been handed over and possession of the balance 2 plots is in progress. Work completion certificate has been received and RWA is also formed. The project was handed over to RWA in July 2024.

The Rail High Riser Group Housing Society is one of the largest housing projects developed by IRWO as per Haryana Government approved plan. The colony is provided with necessary amenities mentioned in the approved plan of DTCP Chandigarh like solar water heater, rain water harvesting system, sewerage treatment plant (STP), fire-fighting installations, etc.

The project is located in Sector-10 Sonipat (NCR) region and just 4 to 5 km from Delhi–Amritsar National Highway NH-44. The project is located about 5 to 6 km from Sonipat Railway Station.

Total 660 dwelling units have been constructed with 117 EWS flats. Occupation Certificate was issued on 30.05.2018. Conveyance deeds started from July 2018. RWA was formed and maintenance was handed over.

Zirakpur Housing Project (Near Chandigarh)

The “Rail Vihar” Group Housing Project, Zirakpur is located on VIP Road, Zirakpur, Distt.- SAS Nagar (Mohali), Punjab. Total 399 dwelling units and 44 EWS units were planned in two phases.

Construction of Phase-I and Phase-II has been completed. Completion / Occupation Certificate was issued on 18-02-2020. Conveyance deeds started from February 2020. RWA was formed and registered.
