Due to some developments in the last few years, IRWO is passing through a phase of financial constraints. However, with the support from Railway Board, Governing Body members and our esteemed members, IRWO is making all efforts to tide over the financial problems. Chennai Phase IIA, Moradabad and Sonepat project have been completed and handed over. Some ready to move-in DUs are available at Sonepat, Jaipur and Kota. After receipt of all NOCs and approvals, work was started for Lucknow project but it had to be stopped due to inadequate response from the members. The project is again under discussion with the prospective bidders to make it financially viable for the members. All 161 DUs of Chennai Phase II B project have been completed. Completion certificate from Chennai Metro Development Authority (CMDA) is awaited which is being pursued. Kota project consisting of 64 dwelling units and 103 plots has been completed. 36 dwelling units and 9 plot have been sold and 28 dwelling units and 94 plots are vacant which are under offer for sale. Total 261 units have been planned at Jaipur comprising of 6 towers. Work of 2 towers has been completed in the year 2021 and allottees have started living. The work of 2 towers shall be completed by March 2024 after which, these towers shall be offered for sale. The work of remaining 2 towers shall be taken up after March 2024. 20.10 Acres of land acquired by IRWO at Bengaluru has been taken over by Bengaluru Development Authority (BDA) as per orders of Hon’ble Supreme Court of India. Developed land in lieu of this land is to be given by BDA to IRWO. Out of 4 survey numbers, entitlement certificate (EC) of 2 survey numbers have been given by BDA to IRWO and EC for the remaining 2 survey numbers is awaited, which is being pursued. 9.0 Acres of land has been purchased at Jabalpur by IRWO. It is proposed to develop plots on this land. The necessary approvals from the State Government are likely to be received by February 2024.

Following steps have been taken to improve the productivity of IRWO.
a) Reduction of the establishment and expenditure overheads.
b) Online transfer of funds to the allottees and other stake holders and no cheques to be issued.
c) Letters being sent online instead of by physical means.
d) Weekly monitoring of the projects and pending issues at the highest level.
e) Weeding out of the outdated records.
f) Fees for all transfer cases, membership, booking, processing, installments, delay charges and demand survey is now to be collected online only.
g) Records of all the members have been put up on the website.
h) Allottees of Kota, Sonepat, Moradabad, Zirakpur, Jaipur and Chennai projects can now see the status of all their dues (including EC and Delay Charges and payment) on the IRWO website.
