Land situated on junction of Main Mandla Road and Nagpur Byepass, which is just opposite RBS Petrol Pump and shares boundary with under-construction Gopika Vihar Colony (falling in Khasra Nos. 314, 316, etc), is the sole property of INDIAN RAILWAY WELFARE ORGANIZATION (IRWO) and is recorded in land records. This is not for sale and IRWO has not authorised any person/ firm/ company for any activity regarding this land. It has been learnt that few/ some mischievous persons/ firm(s) / agency (s) are posing themselves as the agent on behalf of IRWO, are trying to take undue advantage by misleading general public. This is not true at all and IRWO has not authorised any such person/ firm/ company. On the contrary, IRWO has planned a residential scheme for railway men on this land. Survey for the scheme is opened on IRWO website "www.irwo.net". You are requested to kindly inform the details of person/ firm/ agency claiming to be authorised by IRWO in any manner regarding this land to Managing Director, IRWO on email id "support@irwo.net". IRWO shall initiate LEGAL ACTION against such fraudulent activities. Your name and details shall be kept confidential.

Building Plan for IRWO Moradabad Phase III has been approved by MDA in June 2019. Bhumi Pujan for this project is done by MD/IRWO on 8/8/2019. Booking is open for Type II, III & IV for Indian Railway Employee and all Indian Nationals with effect form 1/8/2019. Jaipur-Ph-III Group Housing Scheme

IRWO had acquired a plot in sector 37, Jagatpura, Jaipur and launched its Rail Vihar Phase-III Residential Scheme having about 261 multi storied dwelling units of Type-II,III & IV scheme open for all Indian Citizen for working and retired railway men. The Scheme has been further extended upto 31-12-2022 on the same terms and conditions as provided in the scheme Brochure of Rail Vihar Jaipur ph-III (4th reopen scheme).[RERA Regn. No of the scheme is RAJ/P/2017/467.]

Chennai-Ph-II B Group Housing Scheme

IRWO has launched Chennai Phase II-B scheme for construction of three types of DUs in multi-storey configuration of stilt+4 and stilt+3 in the balance area of land in 2014. All the DUs hava been booked. The work of these DUs has been awarded and the work is in progress.

Kota Residential Housing Scheme

IRWO had launched its Rail Vihar Residential Scheme having about 167 independent plots. 64 Single-storied dwelling units of four types have been launched in Phase-I. The construction of these units is already in progress along with construction of common development works, namely, internal roads, water supply, sewerage, drainage and external electrification. Construction of a community center and park is also in progress.

Applications are invited from eligible applicants for sale of 103 plots of land in Blocks , in the above said residential complex. The sale of the plot of land on lease shall be by way of transfer of �Patta� from IRWO to the successful applicant, after permission from U.I.T, Kota

Group Housing Scheme Zirakpur

In Zirakpur, IRWO's Rail Vihar Project is located on VIP Road which is connected to chandigarh-Ambala Highway towords delhi, and is about 11 Km from Chandigarh Railway Station. The site has come up very well as good development has taken place in the nearby vicinity. This colony has come up very nicely. All the buildings are designed for earthquake resistance. Necessary provisions have been made for firefighting, rain harvesting, sewage treatment plant and recycling of waste water. Special emphasis has been laid on landscaping, horticulture etc. There are only three vaccant flats in Type-III(3BHK), The scheme is now open

Group Housing Scheme SONEPAT R-VI

Exchange of Dwelling Units

Scheme has opened for Other Indian Nationals

Following Group Housing Scheme has been opened for Railway employees and other Indian Nationals

1.Jaipur Ph.III.
2.Kota.
3.Sonepat Ph.II
4.Zirakpur Ph.II

Priority shall be as under:-

(a). IRWO Members.

(b). Blood relations of IRWO Members viz. parents, spouse, children, grand children including adopted children, brother (s) & sister(s) including their spouses (as co-owners).

(c).Working/Retired.

i) Employees of Central Governing, Central Governing PSUs and employees of Statutory Authorities & Autonomous Bodies under Central Government.

ii) Army/Air Force/Naval Personnel.

iii) Employees of State Governments, State Government PSUs and employees of Statutory Authorities & Autonomous Bodies under State Government.

iv) Employees of Nationalised Banks.

(d) Other Indian Nationals.

Charging of EC from the allottees of various projects of IRWO

As per IRWO Rules, if a person joins the scheme after the original due date of payment of first instalment he will be charged interest from the original due date of payment of first instalment upto the date of actual payment as Equalisation Charges. Present rate of EC is as under:-

1. In respect of projects which have not been declared unpopular, EC shall be charged @ 10.5%.

2. EC in case of unpopular schemes shall be levied as under:-

(a).EC for Sonepast/Kundli Ph.II, as frozen shall be payable by the new applicants.

Revised cost of DUs of Zirakpur near Chandigarh

There are only three vaccant flats of Type-III(3BHK) in completed projects of IRWO viz. Zirakpur (near Chandigarh) Group Housing Schemes. Since these flats are ready to move, no GST shall be charged. Cost of DUs is payable as notice attached.The cost includes car parking charges. The cost of special offer is valid upto 30.12.2022, after which it is likely to be revised upwards. Allotment shall be given on first come first served basis.
The scheme is open for IRWO members, Blood relations of IRWO members, working or retired employees of Central Govt., employees of PSUs, Army, Air-Force and Naval Personnel, employees of State Governments including its PSUs, employees of Nationalized Banks and All Indian Nationals. Priority shall be given in the order indicated above. Booking application forms are available in the Brochure pertaining of the scheme which can be downloaded from IRWO�s website www.irwo.net.
